Design-Build
Is a project delivery method unlike the traditional low bid design-bid-build method. Design-build is where the designer and builder are unified as a single contractual entity to the owner which mitigates risk.
CM At Risk — Negotiated
Is a project delivery method which typically provides essential preconstruction services, holds the trade contracts, takes responsibility for the performance of the work, and guarantees the construction costs and schedule.
CM Agency
“CM Agency” is a fee-based service in which the construction manager is responsible exclusively to the owner and acts in the owner’s interest. The CM offers advice on project delivery but has no financial guarantee of responsibility to the owner. Using a CM Agency delivery, the owner holds the subcontracts and assumes the risks of delivery including cost and schedule.
Estimating
This is part of our preconstruction services. An estimator puts together a relatively detailed estimate of anticipated costs by considering a historical database of similar projects. The estimator may have very little design input to work with, other than basic schematic drawings. Frequently, the estimator will create an “Outline Specification” to define how the estimate was completed and what it includes and excludes.
Value Engineering
Continually look for cost savings either in the method of construction practices or in the type of materials and products that can be used.
Pre-Construction Planning
This entails evaluating the design for constructability, cost, schedule and other variables that will ultimately drive success or failure of the project.
Design-Bid-Build
With this method of project delivery, the expectation is that bidders will compete against each other to offer the owner the lowest price.
Pre-engineered
Pre-engineered metal buildings (PEMB) are a great way to reduce costs and construction time. They can also provide greater flexibility for expansion and are low maintenance. We are dealers for Varco Pruden. We have multiple certified PEMB experts on staff to help design your project.
Scheduling
During the preconstruction phase, Design Development phase, and Construction Phase, a schedule is being developed to coordinate all phases of construction. We also use a 3-week look ahead schedule for our Superintendents. The schedule is imperative to keep all parties on time and on budget.
